The Inventory graph continues to show the number of available homes declining over the past 38 months. December’s inventory of 14,993 homes represents 11,337 fewer properties than when the market oversaturation crested in October 2007 at 26,330 homes. The over-supply of inventory is being absorbed and the median sale price will continue to reach equilibrium as the glut of short sales and distressed sales work their way through the closing process. Of the 14,993 homes currently on the market, 11,919 are single-family homes.
In December, Orlando area Realtors sold 2,368 homes. This helped us finish the year with area home sales up 19% over 2009! Historically, a sales pace of 2,234 homes per month is considered a strong market. Large numbers of Buyers continue to take advantage of the current market conditions, so don’t find yourself wishing in 2012 that you had taken action in 2011!
