We continue to see good news as we dig our way out of the aftermath of the tsunami that hit us over three years ago.
Below are some key statistics about the Orlando area market that should provide you some context if you’re deciding to buy, sell, or refinance your home.
Sales Volume Increases
In December, Orlando area Realtors sold 2,368 homes which helped us finish the year with homes sold 19% above 2009!
The year long increase was due to several factors:
• Federal tax credits for Buyers in the first six months of the year
• Historic affordability levels
• Record low mortgage rates
• An inventory loaded with moderately priced homes.
Current Median Sales Price Rises Slightly
The median sales price was $106,000 in December which was up from the previous three months’ median of $105,000.
Opportunities Abound
The market continues to be very opportunistic and is creating a tremendous opportunity to be a Buyer or to refinance an existing home loan. With our average sale price significantly below both the state and national averages, home prices in the Orlando area are a real bargain and, in the opinion of some, artificially low! While we don’t expect a dramatic rise in prices any time soon, the same cannot be said with any certainty for interest rates.
What About Selling?
With interest rates low, prices near the bottom and little appreciation forecast, this may be your best opportunity to sell your property for the next several years. Prices may stay the same or drop some more, but the odds are excellent that interest rates will rise from their current historic lows.
